The Model

Simple by design.
Sophisticated
by structure.

BorgoCollection was built on a single conviction: the complexity of owning a heritage property should never fall on its owner. Our model is designed to remove every structural obstacle between you and the experience of truly belonging to Italy.

What remains is ownership — real, legal, direct — without the burden of sole responsibility.

Step One

I

Selecting the
Residence

Each property is identified through a rigorous selection process. We focus on residences that combine architectural identity,
cultural depth, and long-term relevance. Before any offering, the property undergoes full legal, structural, and heritage analysis. Each home is owned through an Italian company (SRL), with each owner holding shares proportional to their usage.

Step two

II

Acquiring
Your Share

Each prospective owner is guided through a private presentation of the residence, followed by detailed financial and legal documentation. Acquisition is completed through a clear and secure process. Ownership is direct — your name on the deed.

Step three

III

Using the
Residence

Each owner benefits from six weeks of dedicated private use throughout the year, reserved through a structured calendar. Before every arrival, the residence is fully prepared according to personal preferences. During each stay, service remains discreet and attentive. Ownership becomes effortless.

Step four

IV

Generating
Income

When owners are not in residence, their weeks may be placed in a carefully managed rental programme, generating income at rates commensurate with the property’s quality. This is entirely optional — no owner is required to rent. For those who choose to, the returns are handled in full by BorgoCollection.

Step five

V

Future
Transfer

Ownership is designed to be held across generations — passed through families, gifted, or transferred. Should an owner decide to exit, shares may be resold through a structured process that preserves the integrity of the ownership circle. Continuity for the property, flexibility for the owner.

"Ownership becomes more rational, without
losing its emotional value. This is not informal
sharing. It is ownership, precisely organised."

BorgoCollection retains a direct stake in each property, ensuring our interests are permanently aligned with those of the owners. Through a equity position, we create tangible asset alignment and true “skin in the game.”

Additional weeks may be requested subject to availability, and unused weeks can be placed in the rental programme at the owner's discretion.

BorgoCollection oversees the entire interior design project, collaborating with selected professionals to enhance each property while preserving its identity.
The BorgoCollection style is defined by the meeting of Italian heritage and contemporary comfort: authentic materials, preserved architecture, local craftsmanship, and an essential, never ostentatious aesthetic. Every choice — from textiles to finishes, through to furnishings — is guided by a principle of balance between history and modernity.
The residences are fully furnished and conceived as cohesive, timeless environments, where every element contributes to creating a refined, warm atmosphere deeply rooted in its setting.
The objective is not simply to furnish a home, but to interpret its soul—offering owners an experience that is authentic, elegant, and immediate, to be lived effortlessly.

Experience shows that owners develop a strong sense of responsibility toward the home, helping to maintain it in excellent condition.
To ensure consistent standards, each residence is inspected after every stay. Any damage beyond normal wear and tear is identified and attributed to the owner who was using the property at that time.
This system ensures that the property is always maintained at the highest standards, protecting all co-owners and preserving the quality of the residence over time.

Once the property is fully placed, you may sell your share at any time. The owner retains full autonomy in setting the sale price. BorgoCollection provides an up-to-date market valuation to help position the offer appropriately, but the final decision always remains with the seller. This approach combines decision-making freedom with professional support, enabling a sale aligned with the property’s true value. That said, a medium-term perspective is recommended: waiting approximately 24 months allows the property to complete its value-enhancement cycle, increasing its growth potential. Each opportunity is presented in line with the positioning of the collection, ensuring targeted visibility and qualitative consistency even during the resale phase. The result is a structured and seamless process that allows you to maximize the value of your share while preserving the integrity of the BorgoCollection experience.

A standard commission applies to the seller and is deducted from the final sale price.
For the buyer, the process is generally more streamlined: typical costs associated with traditional transactions — such as certain technical or service fees — do not apply. At the time of purchase, a contribution to the property’s reserve fund may be required, along with any financing-related costs, if applicable.
The structure is designed to ensure a transaction that is simple, transparent, and fully aligned with the BorgoCollection model.

BorgoCollection fully manages every aspect of maintenance, relying on carefully selected local professionals who are directly supervised.
This includes garden and landscape care, pruning and green management, pool maintenance, as well as all routine and scheduled works on the property.
The objective is to ensure that each residence is always kept in impeccable condition, without owners having to deal with any operational aspects.

Usage time is proportional to the ownership share and, within the BorgoCollection model, typically corresponds to approximately 6 weeks per year per share.
The distribution of stays is flexible: key periods can be planned in advance, while also allowing access to more immediate availability throughout the year.
The goal is to offer a balanced and harmonious use of the home, enabling each owner to enjoy it consistently, adapting it to their needs and lifestyle.
